More than a dozen new homes are set to be built at the site of a former printworks in Rickmansworth.
Three Rivers District Council has granted prior approval for plan to build 16 homes in Park Road, replacing a "semi-redundant" commercial building.
Applicant Tavi Thevaratna has gained permission for the proposal, which a planning statement argues is "a good opportunity for a well located residential scheme."
The site is located close to the town centre, with strong transport links being highlighted in the application.
It is not part of the green belt, although shares a boundary with green belt land.
The existing use of the site is best known for having been the home of printworks FLP Print Ltd for more than 30 years.

Currently, the site is made up of derelict garages and parking space.
The proposal received an objection from Rickmansworth Sports Club, which expressed fears over inadequate parking space and the loss of shrubs and bushes that are the private property of the club.
The new housing will be made up of 14 two-person studios and a one-bed flat for two people.
There will also be one three-person home included in the development.
