Plans are in the pipeline for a huge warehouse by the A41 that is 50 per cent bigger than what was previously agreed.
Outline plans for large warehouses for a 30,000-square-metre project were approved by Hertsmere Borough Council in August after they were reduced from an initial 45,000-square-metres in response to planning officers’ comments.
Despite this, the applicant has now gone back in with another application for the full 45,000-square-metres.
The site, partly green space and partly an existing smaller storage area, is between the A41 and M1 - to the south of Costco.
It is described as a “phased development” which could be brought forward in several sections and/or plots.
- Stadium-sized warehouse plans by A41 and M1 approved
- Stadium sized storage site proposed near A41 and M1
- Plans for 19-storey co-living project by Watford Junction submitted
Timetables attached to the plans indicate that construction could begin in 2025, and it could be in use from the first quarter of 2026, if it gains full approval this year.
The developer added: “The proposal will bring substantial and much-needed investment into the borough, deliver significant job creation, provide training opportunities and supply a very welcome boost to economic output.”
As both proposals are outline applications, with the details of the appearance, landscaping, layout, and scale reserved, a full planning application will still need to be submitted and approved before work can go ahead even for a 30,000-square-metre project.
