Plans to demolish a three-storey commercial space to build two houses have been approved by Watford Borough Council.

Company Illustrate architects earmarked the site behind what was formerly Simbles Hand & Power Tools shop, in Queens Road, for an application to remove the current building.

The vacant site is set to become land for two semi-detached houses.

They are set to be designed with the same layout featuring a ground floor kitchen, living room and three bedrooms spread across two levels.

The application was approved on Friday, September 20, despite concerns from Hertfordshire County Council Highways that highlighted the lack of footway to the front of the property and the proximity of the front doors to the highway, which "presented the potential for conflict".

Planning officers gave the green light but added the stipulation that all materials used for the "external finish" had to be approved to ensure the high-quality character and appearance of the area.

They added: "The application appears to be appropriate and should enhance
the character of the conservation area assuming that appropriate detailing and materials
are incorporated; these should be secured by condition."

This latest application in Loates Lane forms part of the "new build" scheme already introduced at properties 70 and 72.
