The listing for Pryzm Watford’s former location offers a look inside and details of what could come next.
With the town’s largest nightclub now closed, its unit in The Parade is now on the market for £6 million with a listing available to view on Rightmove.
The unit has an internal area of 57,271 square feet, the same size as an American football field, it has apparently attracted “strong occupational interest from a variety of national retailers”.

In terms of future options for the site, the brochure says: “The site has an extensive planning history which has helped to crystalise the options available to a potential purchaser.
“These include use as co-living, self storage, educational, place of worship, and leisure.”
An application for 147 homes and two retail units was refused in July 2022, but the brochure suggests the idea of turning it into a residential development is still alive.
It does note that the ground floor is being retained in the sale, therefore a full redevelopment including that floor would not be possible.
“There is no planning policy which protects the existing nightclub,” the brochure reads.
“Despite refusal in 2022, the principle of a residential-led mixed use development on the site was accepted.
“The design-led concerns have been addressed subsequently.”
It also says that “upward extension is likely to be acceptable”.
