A planning application to knock down a Watford detached home and build three has been submitted after flats were rejected.

In 2021, a proposal to demolish the house on the corner of Langley Road and Stratford Road for eight flats was rejected by Watford Borough Council before another proposal to replace it with terrace houses was similarly shot down in 2022.

The existing two-storey family home is a brick building with a traditional appearance including a mock Tudor façade and clay tiles.

Unlike the 2022 plan, the three proposed homes would all be detached, with two facing out onto Langley Road and one onto Stratford Road.

The previous terrace plan was rejected because it lacked architectural coherence, was overly dominant, did not fit in with the area, and was “excessive” for the plot of land due to bringing the building line closer to Langley Road and not fitting the area, according to the council.

The loss of trees was also raised as an issue.

The new proposal highlights the benefits of breaking up the massing by using detached homes and it protects “the majority” of the trees.

The plan concludes that the proposed dwellings “are designed to provide high-quality family-sized accommodation” and “have been designed with due consideration for the character of the surrounding area”.
