New plans for a motorway service station have been submitted after a previous application was dismissed.
The new proposal by Extra is for services at a new interchange on the M25 between junction 16 and junction 17, next to the HS2 Chiltern Tunnel.
It comes after previous plans to the west of the M25 at Warren Farm were turned down in November last year after a public inquiry.
According to the planning statement, the new facilities will be placed to the east of the motorway and it would be “considerably less harmful” than the previous proposal.

Facilities would include a food court and shops, a business centre and lounge with a range of meeting rooms, toilets and showers, staff areas and fuel filling station of up to 480sq m.
There would be up to 759 car parking spaces including 38 disabled, up to 38 staff spaces, 142 HGV spaces, 19 for coaches, 23 for caravans, 23 for motorcycles and 120 EV charging points.
Currently it is in early consultation phases, and Extra launched a dedicated website to help gauge opinions before a planning application is formally submitted.
Extra says it has “taken on board and reflected” on the objections made previously and argues that a motorway service area is needed in this location, despite being close to Beaconsfield.
It says if there is a gap of more than 28 miles or 30 minutes of travelling time between services, then there is a “need” for a new area according to Government policy.
On the website, Extra wrote: “On this part of the motorway network (to the west and north of Greater London), there are 14 routes where the distance between existing MSAs exceeds 28 miles. Some of these gaps are substantial; with nine of these being over 40 miles, including two gaps of 60 miles or more.”
Moto's plans for a service station on the A41 near junction 20 for Kings Langley were also knocked back by Three Rivers District Council last June after receiving more than 1,600 objections from the public.
